I had something like this happen to me. A house I was renting in Kansas City was owned by a landlord who lived in Oklahoma. I paid my rent conscientiously, was in good communication with him, and everything was going along just fine. I was even making some minor upgrades and repairs to the property, for which I would keep the receipts and deduct from my rent check, sending both the receipts and the check well before the due date.
